What fee do I pay?

20% for full management, 15% for partial where you keep the on-site work, 0% if you only want the tools and run it yourself. The same rates are published on our income calculator.

What changed for tax in 2026?

Law 5246/2025 added a 25% band for income between €12,001 and €24,000, with 35% up to €35,000 and 45% above it. It also brought a daily short-let fee of €8 in peak season and €2 off-season, and a €600 annual registration fee per property.
