1. General Information

Flamingo View Suites & Villas (“we”, “our”, “us”) is a privately owned boutique hospitality property located in Agios Mamas, Halkidiki, Greece.

By confirming a reservation directly with us or through any online platform, you (“guest”, “you”) agree to the following Terms & Conditions.

2. Booking & Confirmation

A reservation is considered confirmed only when:

Written confirmation has been issued (email, WhatsApp, or booking platform), and

The required payment (deposit or full prepayment) has been received.

Until payment is received, the reservation remains tentative and may be released without further notice.

All bookings are subject to availability at the time of confirmation.

3. Payment Policy

3.1 Standard Rate

To confirm a Standard Rate reservation, a deposit is required:

Stays of 3 nights or more: 30–50% of the total booking amount (rounded figure).

Stays under 3 nights: the equivalent of one night.

The deposit must be paid within 48 hours of confirmation unless otherwise agreed in writing.
If payment is not received within this timeframe, the reservation will be automatically cancelled.

The remaining balance is payable at check-in.

3.2 Non-Refundable Rate

Bookings made under a Non-Refundable Rate require 100% prepayment immediately upon confirmation.

Payment must be completed:

via credit/debit card charge, or

via bank transfer within 24 hours (unless otherwise stated in writing).

If payment is not received within the specified timeframe, the reservation will be automatically cancelled.

Non-Refundable bookings:

Cannot be cancelled.

Are not refundable under any circumstances.

At our sole discretion, we may allow a one-time date transfer within the same or following summer season, subject to availability and any rate differences. Any price difference must be paid by the guest.

3.3 Payment Methods

Accepted payment methods:

Bank transfer / Revolut

Credit or debit card (Visa / Mastercard)

Cash (remaining balance only)

Guests are responsible for any bank or transfer fees.

4. Cancellation Policy (Standard Rate)

More than 14 days before check-in: Deposit may be used for another stay within the same calendar year (subject to availability).

14–7 days before check-in: 50% of the deposit is forfeited; the remaining balance may be used for another stay within the same calendar year.

7 days or less / no-show: Full deposit is forfeited.

In case of early departure or shortened stay, the full booked amount remains payable.

5. Tourist Tax

A government accommodation tax applies to all stays in Greece.

The applicable tax is determined by the Greek Government and is payable at check-in according to the official rate in force at the time of stay.

This tax is not included in the room rate.

6. Check-In / Check-Out

Check-in: from 15:00
Check-out: by 11:00

Late check-out:

Until 12:30: free (subject to availability)

After 12:30: €42 fee or up to one night charge, depending on delay and availability

Valid identification (passport or ID card) is required upon arrival as per Greek law.

7. Occupancy & Property Use

Each suite or villa has a maximum occupancy as stated in its official description. Exceeding this limit without prior approval is not permitted.

Parties, events, or gatherings are only allowed with prior written agreement.

Quiet hours (Greek regulation):
15:00–17:30 and 23:00–08:00

Smoking indoors is strictly prohibited.

Guests are financially responsible for:

Damage to property or furnishings

Excessive cleaning requirements

Missing items

Rule violations

We reserve the right to charge accordingly.

8. Security Deposit

For certain bookings (especially villas or high-season stays), we reserve the right to request a security deposit.

The deposit may be used to cover:

Damage

Extra cleaning

Missing items

Violations of house rules

9. Swimming Pool & Safety

All swimming pools (private or shared) are used at the guest’s own risk.

Children must be supervised at all times.

Flamingo View Suites & Villas accepts no liability for accidents resulting from unsupervised or improper pool use.

10. Pets

Pets are permitted only in designated units and must be declared at booking.

Pet fee: €15 per night per pet.

Pet owners are responsible for:

Supervision

Cleaning outdoor areas

Preventing disturbance to other guests

11. Facilities & Services

Villas:
Private pool and garden. BBQ service available (€40 per use including gas and cleaning).

Suites:
Shared pool and garden areas.

Breakfast (optional):
€10 per adult / €7 per child (external local provider).

Wi-Fi: Complimentary.

Housekeeping: Included; frequency depends on stay duration.

Certain facilities (pool bar, outdoor cinema, etc.) operate seasonally and may be subject to licensing or weather conditions.

12. Liability & Force Majeure

We are not liable for:

Loss or damage to personal belongings

Accidents or injuries caused by guest negligence

Service interruptions due to events beyond our reasonable control, including but not limited to natural disasters, power failures, strikes, extreme weather, pandemics, or government restrictions.

Guests are strongly advised to obtain travel insurance.

13. Right to Refuse Service

We reserve the right to refuse accommodation or terminate a stay without refund in cases of:

Serious misconduct

Violation of house rules

Illegal activity

Excessive noise

Behavior disturbing other guests

14. Data Protection

Personal data is processed in accordance with EU GDPR regulations and used solely for booking and legal registration purposes.

15. Governing Law

These Terms & Conditions are governed by the laws of Greece.

Any dispute shall fall under the jurisdiction of the Courts of Thessaloniki, Greece.
