The Deluxe Villa sits in Kalamitsi, on the southeastern coast of Sithonia, spread over three levels with three bedrooms and three bathrooms. The first floor holds two double bedrooms, each with its own bathroom, while a third bedroom with a double and a single bed occupies the semi-ground floor. The living room and kitchen are on the ground level, and between them the villa sleeps up to seven adults across five beds. A terrace with garden views gives guests a quiet spot to sit out, and there's a barbecue for evenings at home.

The kitchen is fitted with a stovetop, dishwasher and full kitchenware. Each bathroom has a walk-in shower and hairdryer. The villa also has central air conditioning, Wi-Fi throughout, a washing machine, and a flat-screen TV with streaming.

Kalamitsi itself is built around a protected cove with three beaches of calm, shallow water, one of them more isolated and reachable on foot over a small hill. The village has a handful of tavernas, among them Tavern Giorgakis and Taverna Zorbas, along with small shops for daily needs. Sarti lies about 12 km up the coast, roughly a fifteen-minute drive, and the waters off Kalamitsi are known among divers for the wreck of a century-old Turkish ship just outside the bay.
